If you are appealing a property tax assessment
The deadline is the part that decides most cases. You have 25 days† from the date your TRIM notice was mailed — not from when it reached you — to file with your county’s Value Adjustment Board. There is no general extension.
Read what actually wins an appeal first. That page includes the situations where you have no case, and we would rather you knew that before spending the $50† filing fee than after.

The fields change depending on what you pick, because a useful reply needs different facts for an appeal than for an insurance question. If your deadline is close, say so in the first line.
What we cannot do
- Give legal advice. We are not a law firm. We can explain how a rule works and point you at the statute; we cannot advise you on your own case.
- Quote or sell insurance. That requires a licence we do not hold. We explain how Florida underwriting behaves and what drives a premium.
- List, sell or rent property. Brokerage requires a Florida real estate licence, and doing it without one is a felony rather than a technicality. We say so plainly because plenty of operations in this space are less careful about the line.
Corrections
If a figure here is wrong or out of date, tell us and include the source. Florida changes these rules often and several of the numbers on this site are re-indexed annually. We have already corrected two of our own — both are named on the how this site is written page.
