Hiring an appraiser in Florida
Most people asking this do not need an appraisal. If you are buying with a mortgage, the lender orders one and you cannot choose the appraiser. If you want to know what your house is worth before listing, an agent’s market analysis costs nothing. A private appraisal is for the narrower set of situations where you need an opinion that carries independent weight.

Appraisal is a licensed activity in Florida. An agent giving you a pricing opinion is doing something legitimate and different, and an agent who presents it as an appraisal has a problem. It also means nobody on this site or any other can tell you what your property is worth — that requires a licence and a physical inspection.
When you genuinely need one
- Divorce, estate or partnership division. An independent value that both sides and a court will accept.
- A property tax appeal, where you want more than comparable sales. You have 25 days† from the TRIM notice, so commission it early rather than in the final week.
- Removing mortgage insurance, where the lender requires a current value.
- An unusual property — acreage, a large custom build, mixed use — where comparable sales are thin and an agent’s analysis has little to work from.
- A dispute where you may need the appraiser to testify. That is a specific service and worth saying so when you engage them.
- Selling to a relative or a known buyer, where an arm’s-length value protects both sides and the tax position.
When you do not
- Buying with a mortgage. The lender orders it, you pay for it, and you have no say in who does it. Commissioning your own as well is duplication.
- Curiosity about your equity. An agent will give you a market analysis without charge.
- Setting a listing price in a normal market. Comparable sales and an agent who knows the street will usually serve you better, because pricing is partly strategic and an appraisal is not.
How to choose one
- Confirm the licence level matches the assignment. Florida issues appraiser credentials at different levels, and complex or higher-value work requires the appropriate one.
- Ask about experience with your property type in your county. Waterfront, acreage, historic and manufactured homes each need someone who has done them.
- State the purpose when you engage them. An appraisal for a divorce, a tax appeal and a mortgage are different assignments with different effective dates and scopes.
- Ask what the effective date will be. For a tax appeal it usually needs to be 1 January of the tax year, not today — and an appraisal with the wrong effective date is useless to you.
People commission an appraisal for a property tax appeal, receive a perfectly good current valuation, and discover it does not address the question the board asks. Say what the appraisal is for before it is written, not afterwards.
What it should contain
- The purpose, the intended user, and the effective date of value.
- Comparable sales with adjustments explained, not just listed.
- A description of the property as inspected, and what was not inspected.
- Any assumptions or limiting conditions, which is where the caveats live.
- The appraiser’s licence number and signature.
Warning signs
- Anyone who asks what number you need. That request is the problem, whatever answer follows.
- A fee contingent on the value reached, which is prohibited for exactly that reason.
- Willingness to value without inspecting, where the assignment calls for an inspection.
- No licence number on the report.
If a lender’s appraisal comes in low
It is not final. You can ask the lender for a reconsideration of value, supported by comparable sales the appraiser did not use, or by factual errors in the report — wrong square footage, a missed bathroom, an omitted renovation. What rarely works is arguing that the number is inconvenient. Give them facts about the property, not about the deal.
