- Is the permit included, and who pulls it? They should.
Warning signs
- Quoting a size from the old unit without measuring anything.
- A same-day price that expires today.
- No mention of ductwork on a full system replacement.
- Offering to skip the permit to save time.
- Recommending the largest system as the safest choice. It is the opposite.
Maintenance that actually matters here
- Keep the condensate line clear. A blocked line is one of the most common causes of interior water damage in Florida.
- Change filters on schedule — a restricted filter makes the system work harder and dehumidify worse.
- Have the coil and drain pan checked annually, before summer rather than during it.
- Watch for the house feeling cold and damp at once. That is a sizing or airflow symptom, not a thermostat one.
Liens and payment
A full system replacement involves suppliers, and a supplier can record a lien within 90 days† of final furnishing even after you have paid the contractor. Get lien releases with payment on a job of that size, and hold the final payment until the permit is closed.
