Hiring a land surveyor in Florida

A survey answers the questions a title search cannot. The record shows who owns what on paper; a survey shows where the line actually is, what is sitting across it, and how high the structure sits. Those are measurement questions, and no amount of record searching produces them.

The link to your title policy

A standard title policy typically excepts boundary and encroachment matters unless a survey is provided. Providing one can remove that exception — which means a survey is not only information for you, it can widen what your policy covers. That connection is rarely explained and it is the strongest argument for getting one.

The elevation certificate is the one with a direct financial payoff. In a high-risk zone it can substantially change a flood premium, and it is the evidence behind a map amendment. Remember flood cover is separate from your homeowners policy, with an NFIP ceiling of $250,000 and a 30 days waiting period.

When you genuinely need one

When you probably do not

A refinance where the lender does not ask. A small interior renovation. A property with a recent survey you can obtain — always ask the seller, the previous owner and the title agency before commissioning a new one, because surveys are frequently already in existence and forgotten. And check whether one exists before paying, in the same way you would with an elevation certificate.

What to ask

  1. Are you licensed in Florida, and what is the number? Surveying is licensed under Chapter 472 and the record is public.
  2. Which survey am I getting, and what is excluded? A boundary survey is not a topographic one and neither is an elevation certificate.
  3. Will you set markers? Some surveys locate lines on paper; setting physical corners is sometimes a separate item.
  4. Will this satisfy my title company for removing the survey exception? Ask both sides that question, not one.
  5. How long, and what is the turnaround if my closing is dated?

What a survey finds that changes a purchase

Find it before closing, not after

Every item on that list is negotiable while you can still walk away and expensive once you own it. Encroachment disputes with a neighbour you have not met yet are a poor way to start, and an unpermitted structure inside a setback becomes your problem the moment the deed records.

Cost, in proportion

A residential boundary survey is a small item against a purchase — comfortably less than the promulgated title premium at $5.75 per $1,000 on the first $100,000, and a fraction of what a boundary dispute costs to resolve afterwards. It is one of the cheaper pieces of certainty available in a Florida transaction.

Common questions

Do I need a survey when buying a house in Florida?

Often yes — and even where the lender does not require one, providing a survey can remove the boundary and encroachment exception from your title policy, which widens what you are covered for.

What is the difference between a survey and a title search?

A title search reads the public record to establish ownership and encumbrances. A survey measures where the boundary physically is and what crosses it. Neither substitutes for the other.

Do I need a survey to build a fence in Florida?

Strongly advisable. Setbacks and boundaries are measured from the actual line, and a fence built on an assumed line is a dispute waiting for the next owner.

Is an elevation certificate the same as a survey?

It is a specific type of survey product, recording how high the lowest floor sits relative to base flood elevation. It affects flood insurance rating and supports a map amendment — a boundary survey does not do that.

Might my property already have a survey?
