Aluminium branch wiring
Only one kind of aluminium wiring is the problem, and confusing the two costs people a great deal of unnecessary worry. Specifically, the problem is single-strand aluminium in branch circuits — multi-strand aluminium service entrance cable is ordinary and is not the same thing†. The material that concerns an underwriter was used roughly 1965 to 1973†.
Aluminium expands, contracts and oxidises differently from copper, so connections loosen over decades and heat at the terminations rather than in the wire itself. Homes with it have been found 55 times more likely to have at least one connection at fire-hazard conditions† than homes wired in copper. The failure is at outlets, switches and splices — which is exactly where a repair has to reach.
How to find out whether you have it
- Check the age of the house first. Outside the period above it is unlikely, though not impossible in a house rewired at the wrong moment.
- Look at the cable sheathing in the panel or the attic. Branch cable is often marked AL or ALUMINUM along the jacket.
- Do not open outlets yourself. This is a live-circuit inspection and it is the whole reason electricians exist.
- Have it confirmed in writing by a licensed electrician, because that document is what your insurer and your buyer will both want.
What it does to insurance
It is one of the standard findings on a $75–$150† four-point inspection, and many Florida carriers decline it outright. Others will write the policy only on evidence of an accepted repair, certified by a licensed electrician. That evidence is the thing that matters — not a description of work, not a receipt, but a document naming the method used.
The repairs that count, and the one that does not
Two remediations are generally accepted: a COPALUM crimp repair, or AlumiConn connectors at every connection†. Both work by joining a short copper tail to the aluminium conductor at every connection, so that everything downstream of the join is copper.
ordinary twist-on wire connectors are not an accepted permanent repair — the CPSC does not recognise them for this†. Ordinary twist-on connectors are offered constantly because they are quick and cheap, and they are the single most common thing a Florida homeowner pays for and then discovers their insurer will not accept. Ask which method is being used before the work, and get it named on the invoice.
- Full rewiring also solves it, permanently, and costs far more. On a house you intend to keep for decades it is worth pricing alongside the alternatives.
- The repair must reach every connection. A partial job leaves the risk and does not satisfy an underwriter, so scope is not somewhere to economise.
- It is permitted work. Expect a permit, an inspection, and a closed permit at the end — work of this nature is well past $2,500†.
If you are buying a house with it
- Get an insurance quote before the inspection period ends. This is the finding that most often makes a house uninsurable rather than merely expensive.
- Price the accepted repair, not the cheap one, and get the quote in writing from a licensed electrician.
- Negotiate on that figure. It is a defined, evidenced cost, which makes it one of the easier things to have addressed at closing.
- Ask whether it has been partially repaired before. Previous twist-on connector work is common and does not count.
If you are selling one
Once you know, you know — and the disclosure duty from Johnson v. Davis (Fla. 1985)† attaches to what you know and survives an as-is contract. Buyers do not generally walk away over aluminium wiring; their insurers do it for them. Getting the accepted repair done and documented before listing removes the single most likely reason your sale collapses in the final fortnight.
